The meeting of the Lincoln Township Planning Commission was called to order by Joseph Leigeb, chairperson at 6:30 p.m.

 

Roll call was taken: Joseph Leigeb, Denise Schneider, Susan Ensign and Gary Elza were present. Sheila Mesler was absent.

 

Motion by Gary Elza with support by Denise Schneider to accept the minutes of the January 1, 2005 meeting. Motion approved.

 

Motion by Denise Schneider with support by Gary Elza to accept the agenda as presented. Motion approved.

 

Chairperson Leigeb requested comments from the commission members for open discussion.

 

The copy of the new Zoning Ordinance manual was handed out to the Planning Commission members present. It was adopted by the Township Board at the last meeting but can not be used yet, it has to be advertised and the township clerk is taking care of that. Susan Ensign will follow up with the township clerk as to when that will take place.

 

Chairperson Leigeb requested comments from the public that was present.

 

Brent Bartos requested to discuss the 15 acres of property he owns that borders the proposed Black Oak Preserve project. He was requesting that we have his 15 acres included in the drainage calculations for this project. Chairperson Leigeb informed him that he needs to talk with the County Drain Commissioner and the owners of the project to see about including it that is was not a process the Planning Commission had anything to do with. Mr. Bartos did leave a copy of his request and a map of the properties in question.

 

Chairperson Leigeb asked if there was any old business to discuss.

 

There had been a request at the last meeting by the Township Board for the Planning Commission to make a recommendation to the board on what could be build on Lot #41 Of Burrells Plat. This is the site of the old township hall that was torn down. The following is the Planning Commissions recommendation.

 

The lot is shaped in a rectangle with the dimensions being 132 feet along Hope road and 99 feet on Sanford road. This is a non-conforming lot of less than one acre.

 

Using Hope road as the front of the lot the recommendation would be for the following dimensions and requirements be used for building a residence on the lot.

 

Maximum square footage:    1040 SF

Front Set Back:                       45 feet

Side Set Backs:                       25 feet

Rear Set Back:                        14 feet

New Construction only with attached garage:

 

If a 2-story home is built it can not exceed 2080 square feet with attached garage.

 

This recommendation will be sent to the Township Board under separate cover along with being in these minutes.

           

Chairperson Leigeb requested any new business, there was none presented.

 

The next scheduled meeting of the Lincoln Township Planning Commission is May 3, 2005 at 6:30 p.m. in the township hall on Hope Rd.

 

Chairperson Leigeb adjourned the meeting at 6:50 p.m.
